| General Policies |

1. Reservations are accepted by phone, fax Internet. We accept Visa, MC, AMEX, Discover, credit cards. PAY UPON ARRIVAL GUESTS WILL BE CHARGED FULL AMOUNT ON CREDIT CARD IF NO SHOW.
2. Two (2) nights lodging is due upon making the reservation by credit card. Checks are accepted with a credit card guarantee, due within 5 days of the date of the reservation. Full payment is due on reservations made within 45 days of arrival.
3. Guests who do not have a credit card to guarantee the reservation must send the 1st payment amount + a separate check in the amount of $200 due within 5 days of the date of the reservation. This separate check will be held up to 15 days after the guest departure to ensure that no damage or excessive cleaning was found in the unit. There will be a $50 charge for all returned checks.
4. At the time the reservation is made, our cancellation policies come into effect, please see Cancellation Policy below.
5. Final Payment is due thirty (30) days prior to the arrival date for Townhomes and condominiums; sixty (60) days prior to arrival for all homes and Holiday (12/15-1/1). This can be made by check or credit card. **Trip cancellation/interruption insurance is highly recommended.
6. Guest will be sent appropriate letters and pertinent information at each step of making payments towards their reservation.

| Cancelation Policies |

The reservation fee is non-refundable, if reservation is canceled Thirty (30) days or more PRIOR to guests' arrival date. Sixty (60) days notice of cancellation for all homes and all holiday reservations.
A reservation that is cancelled WITHIN THIRTY (30) days & SIXTY (60) days for homes and holiday, of the guest's arrival date will forfeit full balance of reservation. ** Trip cancellation/Interruption insurance is highly recommended.
**NOTE: Trip cancellation/interruption insurance must be purchased prior to the receipt of the final payment. It is highly recommended because it will cover unforeseen road closures, illness and/or injury and much more.

Check in time is **After 4:00pm on the date of your arrival. A map to the office is provided along with written directions. Upon arriving at our office you will be given two (2) sets of keys for your use, map and dircetions to the unit and any necessary information you will need to know about the unit. We apologize in advance that during specific times of the year we will be unable to allow early check-ins.
Check out time is before 10:00am on the date of your departure. We also apologize in advance that at specific times of the year we will be unable to allow late departures.
